Shoreline Town Centre

As the Shoreline community continues to grow, plans are progressing for a new Shoreline Town Centre designed to bring everyday services, shops and gathering spaces closer to home.

A Development Application (MCU26_0047) has been lodged for land at 282–302 Serpentine Creek Road, Redland Bay, proposing a thoughtfully designed mixed‑use neighbourhood centre that supports local residents now and into the future.

We understand that although Stockland will be developing the infrastructure to support the Shopping Centre, a third party will be undertaking the build. As this is still in the planning stage, there is no current timeline for completion.

A New Local Centre for the Shoreline Community

The proposed Shoreline Town Centre is envisioned as a walkable, community‑focused hub that balances convenience, amenity and character. Designed by Thomson Adsett, the centre aims to reduce the need for longer trips to larger shopping precincts by providing essential services within the neighbourhood.

The development brings together retail, health, food and community uses in a welcoming environment with landscaped spaces and safe pedestrian connections.

Site Location and Context

The proposed development is located on a 3.5‑hectare site at the intersection of Serpentine Creek Road and High Street, positioned centrally within the approved Shoreline residential community.

The site benefits from:

  • Clear pedestrian connections to surrounding neighbourhoods

  • A central position that supports its role as a neighbourhood centre

What’s Included in the Development?

The proposal comprises six low‑rise buildings, ranging from one to two storeys, arranged around internal streets, public spaces and centralised parking.

The total proposed gross floor area is approximately 9,700 square metres, made up of:

  • Retail shops (~6,000 m²)
    Including a supermarket‑sized anchor store and smaller specialty shops

  • Medical and health services (~2,000 m²)
    Multiple health care tenancies to support community wellbeing

  • Food and beverage uses (~1,100 m²)
    Cafés, restaurants and a kiosk, many with outdoor seating

  • Community use space (~300 m²)

  • Commercial tenancy (~300 m²)

This mix has been carefully selected to support everyday needs such as groceries, medical care, dining, and local businesses.

Access, Parking and Safety

The town centre has been designed with accessibility and safety in mind.

Key features include:

  • 447 on‑site car parking spaces
    Including accessible parking, motorcycle bays and dedicated pick‑up areas

  • Separate loading and servicing zones to minimise conflicts

  • Clearly defined site entry points from Serpentine Creek Road

  • A pedestrian‑friendly layout that enables safe movement between shops, parking areas and public spaces

Design, Character and Amenity

The architectural design reflects a contemporary town‑centre character rather than a traditional enclosed shopping centre.

Design elements include:

  • Varied roof forms and articulated façades

  • A combination of brickwork, metal cladding and batten screens

  • Shaded walkways and covered pedestrian paths

  • Outdoor dining areas and landscaped public spaces

  • Integrated stormwater management through a landscaped bio‑basin

The overall focus is on creating an active, welcoming place where people can shop, meet and spend time comfortably.
